It has polished concrete floors throughout the main living areas and bathrooms with underfloor heating and colorful scatter rugs for winter warmth. It is tastefully furnished and extremely well appointed.

The master bedroom with ensuite has a queen size bed, wall lamps, walk in wardrobe and lovely views across the lake to the golf course. The ensuite has a separate toilet, separate dual rose shower, twin vanities and heated towel rails. The second bedroom also has a queen size bed, bedside tables, wall lamps and double wardrobe, and the third bedroom has twin single beds, leather bedside tables, wall lamps and a double wardrobe. All the bedrooms are fully carpeted and have fabric roman blinds.

The formal lounge is just off the front entrance, a nice room for a quiet read or an aperitif, furnished with a three seater and two seater settees and a large square coffee table. The kitchen can be accessed through the scullery from this room.

The open plan family/dining/kitchen area has large bi-fold doors that open onto a deck from where you can relax on sun loungers and watch the golfers across the lake. The family room is furnished with a 2 piece lounge suite, a weaved leather chair, rectangular glass top coffee table, 32-inch flat screen digital legend TV, DVD, mini system stereo with CD, Tape and radio and a very nice selection of artworks and ornaments. The dining area adjacent has a rectangular wooden table with 6 moulded chairs.

The kitchen is separated from the dining area by an island sink bench/breakfast bar, and is equipped with all new appliances, wall oven, bench hobs, rangehood, 2 door fridge/freezer with ice maker, microwave, single drawer dishwasher, wastemaster, and a large selection of pots, pans, crockery, cutlery, serving and salad bowls. The scullery has more storage shelves and drawers, an electric toaster, jug, coffee plunger and a second single drawer dishwasher.

The main bathroom is situated between the second and third bedrooms and has a separate shower, spa bath, vanity and heated towel rail. The toilet is separate.

The laundry is in the garage and is equipped with an automatic washing machine and clothes drier. The outdoor furniture includes 2 sun loungers with cushions and a table and chairs is to come.

About the Location:
The town of Pauanui meaning Big Paua (abalone) in Maori is on the east coast of the Coromandel Peninsula in the North Island of New Zealand. It lies at the mouth of the Tairua River on its south bank, directly opposite the larger town of Tairua. It has a resident population of 699.

The two settlements are 30 kilometres east of Thames. Several islands lie off the mouth of the river, notably Slipper Island to the southeast and the Alderman Islands 20 kilometres to the west.

The area is a popular holiday destination, with an estimated summer holiday maker population of over 15,000, and is popularly imagined as a resort enclave for Auckland`s upper-middle classes - properties with views of the ocean are regularly sold for over NZ$1 million.

The settlement has an airstrip used by recreational light-aircraft pilots and is noted for game fishing, diving,surfing, and its excellent beach.
